Product samples and visuals will be provided to help guide your decisions. We understand the importance of the appearance of your home and use high-quality decking products. 13TEN Renovations has a variety of colors and options to complement your new deck or railing.

2. Proposal Development

Following the consultation, we prepare a detailed, line-item proposal tailored to your project—pricing each framing member, deck board, and railing section individually rather than using standard square footage pricing. Proposals are typically delivered within one week of the consultation.

3. Design & Pre-Construction Planning

Upon acceptance of the proposal and receipt of a signed agreement, your project moves into the design phase:

  • A custom 3D rendering is developed within 2–3 weeks for your review and HOA submission if applicable.
  • Once the design is approved, we finalize framing details and submit permit applications.
  • Homeowners are responsible for submitting designs to their HOA if required.

4. Pre-Construction Meeting

Our Project Manager will schedule a pre-construction meeting to review the finalized scope of work, confirm logistics (such as dumpster placement), and address any final questions prior to the start of construction.

5. Construction

Once permits are approved and materials are delivered, construction begins. Project timelines vary based on deck type and complexity but typically span several weeks. Please note: there may be non-working days to accommodate required inspections at key milestones.

6. Final Walkthrough & Closeout

Upon completion, a final walkthrough is conducted to ensure all work meets our standards and your expectations. The site is cleaned, final inspections are scheduled, and the project is officially closed out.
